Riviera Maya, Mexico | Banyan Tree Mayakoba

A Riviera Maya Resort Built Around Water, Mangroves and Privacy

Banyan Tree Mayakoba sits within the Mayakoba private resort community north of Playa del Carmen, where freshwater lagoons, mangroves and low-density development separate the Caribbean beach from the inland jungle. The setting gives the resort a different rhythm from a conventional beachfront hotel: villas are reached by golf cart, bicycle or electric boat, and much of the property feels oriented toward waterways and vegetation rather than a single central pool.

The resort opened in 2009 and now offers 159 villas and suites, every one with a private pool and substantial outdoor living space. The accommodation mix ranges from one-bedroom lagoon villas to beachfront suites and multi-bedroom residences, allowing Banyan Tree to function equally well for couples, wellness-focused stays and larger family groups.

In 2026, Banyan Tree Mayakoba holds Two MICHELIN Keys, AAA Five Diamond status and a Forbes Travel Guide Four-Star rating. Those distinctions sit alongside a resort identity shaped by Banyan Tree’s Asian hospitality roots, Mexican craftsmanship and Mayakoba’s environmental planning.

Fifteen Years of Mayakoba, With Banyan Tree at the Center

Banyan Tree Mayakoba opened in 2009 as part of Banyan Group’s expansion into Mexico, bringing the company’s Sanctuary for the Senses concept to the Riviera Maya. The resort was planned within the larger Mayakoba development, a low-density private community designed around mangrove forests, canals, golf and protected coastal ecosystems.

That context matters because the resort was not conceived as a stand-alone beachfront tower. Its villas are dispersed through lagoon, mangrove and coastal zones, and transportation between areas is part of the experience. Electric eco-boats navigate the waterways, bicycles are available throughout the stay, and golf carts connect villas with restaurants, beach clubs, spa and El Camaleón.

By its fifteenth anniversary, Banyan Tree had become one of Mayakoba’s defining hotels and had also completed substantial renovation work across the villa inventory. The current accommodation pages emphasize newly renovated one-bedroom villas, updated family residences and refreshed beachfront categories rather than simply preserving the original 2009 room design.

Asian Lines Meet Mexican Materials in the Renovated Villas

The design language combines Banyan Tree’s Southeast Asian sensibility with regional Mexican materials and Mayakoba’s tropical setting. Villas use timber, stone, ceramic, wicker and shaded outdoor platforms rather than glossy resort minimalism, while floor-to-ceiling glazing and open-air bathing keep lagoon and garden views close to the interior.

Renovated categories such as Bliss Pool Villa and Serenity Pool Villa with Living Room use cleaner contemporary lines but retain hammocks, Bali beds, outdoor tubs, timber terraces and large private pools. The Wellbeing Sanctuary adds yoga mats, resistance bands, an acupressure footrest and other in-room wellness tools without turning the villa into a clinic.

Beachfront suites shift the visual language toward brighter coastal colors and more immediate sea views. Lanai categories open directly to the sand, while upper-level balcony suites prioritize the horizon and private plunge pools. Across the resort, outdoor space is not secondary: solariums, terraces, jet pools, rain showers and garden platforms often occupy as much attention as the room itself.

Private Pools Define the Current Villa and Suite Collection

  • Bliss Pool Villa: Approximately 2,864 sq. ft., with one king bedroom, a full-size private pool, separate bubbling jet pool, timber terrace, hammock, Bali bed and outdoor bathtub facing the lagoon and dense mangrove landscape.

  • Serenity Pool Villa with Living Room: Approximately 3,234 sq. ft., with one king bedroom, separate living room, full-size private pool, garden-facing terrace and lagoon outlook, giving couples more indoor living space than the Bliss category.

  • Wellbeing Sanctuary Pool Villa: Approximately 3,920 sq. ft., with one king bedroom, full-size pool, bubbling jet pool, upper-level solarium, private treatment area and dedicated wellbeing equipment including yoga mats, resistance bands and sleep-support amenities.

  • Lagoon & Sunset Rooftop Pool Villa: Approximately 1,994 sq. ft., with one king bedroom over two levels, a rooftop heated plunge pool, shaded lounge pavilion, solarium, outdoor bathtub, rain shower and separate bubbling jet pool overlooking the Mayakoba waterways.

  • Oceanfront Balcony Pool Suite: Approximately 1,603 sq. ft., with one king bedroom, upper-level sea-facing balcony and private plunge pool positioned for uninterrupted Caribbean views and sunrise light.

  • Beachfront Terrace Pool Suite: Approximately 1,760 sq. ft., with one king bedroom, direct beach access, a sea-facing terrace with private plunge pool and a separate bubbling jet pool on a more secluded rear terrace.

  • Beachfront Lanai Pool Suite – King: Approximately 1,893 sq. ft., with one king bedroom, direct access to the white-sand beach, sea views, a private plunge pool and a separate bubbling jet pool on the back terrace.

  • Beachfront Lanai Pool Suite – Queen: Approximately 1,893 sq. ft., with two queen beds, direct beach access, ocean views, a private plunge pool and separate bubbling jet pool, with a connecting family suite available on request.

  • Serenity Two-Bedroom Pool Villa: Approximately 5,212 sq. ft., with one king bedroom on the ground floor, a second twin/double-bedded room upstairs, large living and dining area, full-size pool and expansive terrace overlooking the lagoon.

  • Harmony Two-Bedroom Lagoon Pool Villa: Approximately 5,212 sq. ft., with two bedrooms, large living room, full-size pool, outdoor bubbling jet pool and generous terraces within a two-storey layout set beside the Mayakoba lagoon.

  • Two-Bedroom Family Residence: Approximately 4,196 sq. ft., with one king bedroom, one twin bedroom, fully equipped kitchen, separate living room, rooftop-style pool and golf-course views across a three-level plan.

  • Three-Bedroom Family Residence: Approximately 4,196 sq. ft., with two king bedrooms, one twin bedroom, three en-suite bathrooms, a full kitchen, separate living room and elevated pool overlooking the golf course.

  • Harmony Three-Bedroom Beachfront Pool Villa: Approximately 5,851 sq. ft., with three bedrooms, direct access to the beach, a full-size pool, bubbling jet pool, landscaped garden, private balconies and a kitchenette for longer family stays.

The published inventory includes additional connecting and family combinations, but the categories above capture the current range most meaningfully. The important distinction is not simply villa size – it is orientation. Lagoon villas emphasize privacy and vegetation, beachfront suites prioritize sea access, and the larger residences trade immediacy to the beach for multi-bedroom layouts and shared living space.

Saffron Remains the Signature, but the Dining Program Is Much Broader

  • Saffron: Banyan Tree’s signature Thai restaurant sits on low decks above the lagoon and combines traditional Thai regional recipes with a candlelit overwater setting; arrivals can include an electric eco-boat transfer, making the journey part of the dinner experience.

  • Tomahawk Open Fire Latin Grill: A dinner-focused grill centered on premium Latin American meat cuts and open-fire cooking, bringing a more robust, smoky style to the evening lineup.

  • Oriente: The main breakfast restaurant serves an international buffet with handmade quesadillas, fresh bread, made-to-order eggs and à la carte options overlooking the resort waterways and Reflections pool.

  • Cello: A warmly lit Italian restaurant serving Northern Italian-inspired cuisine, including house-made pasta, salads and charcuterie, supported by a broad wine selection.

  • La Copa Mexican Terrace Bar: An open-air terrace bar near the lobby specializing in Mexican spirits, cocktails and antojitos, with views across the arrival space and gardens.

  • Cocina Corazón: A daytime Mexican concept rooted in regional ingredients and traditional street-food flavors, offering a more casual counterpoint to the resort’s formal dinner venues.

  • Suna: A Nikkei restaurant combining Peruvian flavors with Japanese technique, operating into the late evening with a more contemporary nightlife-oriented atmosphere.

  • Sands Beach Club: A full-day beach club serving seafood, breakfast, lunch, dinner and cocktails directly beside the Caribbean, making it one of the most practical venues for guests spending the day on the sand.

  • Sur Beach Club: A casual daytime seafood venue focused on locally sourced catch and relaxed beach dining.

  • Destination Dining: Private experiences include Haab, Ixchel boat dining and other arranged meals that use Mayakoba’s forest, lagoon and beachfront settings rather than a conventional restaurant table.

The variety works especially well on longer stays. Saffron provides the most identifiably Banyan Tree experience, but the resort’s current dining program spans Thai, Italian, Mexican, Nikkei, steakhouse cooking and beach-club seafood without relying on one flagship venue to carry the entire evening program.

The Spa Blends Banyan Tree Rituals With Mexican Wellbeing

Banyan Tree Spa Mayakoba follows the group’s Asian wellness tradition while incorporating Mexican ingredients, local heritage and Mayakoba’s natural setting. Treatment pavilions and spa suites sit within a quieter section of the resort, with rituals structured around Banyan Tree’s eight pillars of wellbeing.

Signature journeys combine massage, body treatments and mindful practices rather than focusing only on beauty services. Native herbs, local ingredients and Asian techniques are integrated into treatments, while temazcal and herbal experiences connect the spa more directly with regional traditions.

The Wellbeing Sanctuary villa extends the program into the accommodation itself, with daily access to wellbeing activities, in-room exercise tools, nightly rest rituals, healthy snacks and discounts on spa treatments and wellbeing menu selections.

Beyond the treatment rooms, the resort offers fitness, yoga, movement classes and outdoor wellbeing activities. The broader Mayakoba landscape also functions as part of the wellness experience – bicycles, lagoon routes, beach walks and low-intensity water activities make it easy to build movement into the day without formal scheduling.

Golf, Lagoons and Cenotes Give the Resort More Than a Beach Routine

El Camaleón Golf Course is one of Mayakoba’s defining assets. Designed by Greg Norman, the 18-hole, par-72 layout runs through mangroves, freshwater canals, limestone walls and stretches of Caribbean coastline. It has hosted 16 PGA TOUR events, two LIV Golf dates and an LPGA TOUR event in 2025.

The course is operated independently within Mayakoba, but Banyan Tree guests receive access and preferred guest arrangements. The Jim McLean Golf School offers private instruction, multi-day programs and technology-supported swing analysis, while the practice range extends across a 450-yard two-sided facility.

The lagoon network provides a very different experience. Eco-boat tours, kayaking and the traditional Ixchel trajinera move through mangroves where birds and other wildlife are part of the landscape. Non-motorized watersports are included in selected packages, while private yacht charters and other marine activities can be arranged separately.

Outside the resort, the Riviera Maya opens toward cenotes, Maya archaeological sites and Playa del Carmen. Tulum’s archaeological zone lies roughly seventy-three kilometers away, while Chichén Itzá requires a much longer full-day excursion.

Rangers’ Club and Multi-Bedroom Villas Make Families Easy to Accommodate

Banyan Tree Mayakoba’s family program is anchored by the Rangers’ Kids Club, which appears consistently across the resort’s current family offers and facilities. Activities vary by season and can include nature, crafts and resort-based play, while certified babysitting can also be arranged.

The accommodation inventory is particularly strong for families. Connecting Lanai and Veranda configurations are available in selected categories, while Serenity Two-Bedroom Pool Villa, Harmony Two-Bedroom Lagoon Pool Villa and the two- and three-bedroom Family Residences offer shared living space without requiring separate bookings across the resort.

Dining is also flexible. Beach clubs provide easy daytime meals, Oriente works well for breakfast, and cooking experiences such as pastry classes can be reserved in advance. Complimentary bicycles and non-motorized watersports add low-friction activities that can be incorporated into a family day without leaving Mayakoba.

The resort’s current public pages do not consistently publish a single fixed age range or drop-off schedule for Rangers’ Club across all seasons, so families traveling around a specific childcare requirement should confirm current operating hours, age limits, supervision policy and babysitting fees before arrival.

Preferred by Nature, VERIFIED and Distintivo S Support the Sustainability Program

Banyan Tree Mayakoba’s sustainability program is unusually detailed at property level. The resort currently lists Responsible Hospitality VERIFIED, Preferred by Nature certification under a GSTC-recognized standard and Mexico’s Distintivo S for sustainable tourism practices.

Operational measures include waste separation across organic, recyclable and hazardous streams, partnerships with certified waste collectors and the elimination of more than half of single-use plastics over the resort’s recent reporting period. Plastic water bottles have been replaced with glass and plastic straws with FSC-certified paper alternatives.

The resort also operates Che’Ha, a low-emission water solution designed to reduce plastic waste, and participates in Banyan Group’s Green Imperative Fund, under which guest contributions are matched by the company and directed toward external sustainability projects.

Mayakoba has operated as an authorized sea-turtle camp since 2010, with four of the world’s seven sea-turtle species nesting on the wider beaches. The hotel also links guest education to waste, biodiversity and community programs rather than treating sustainability as a behind-the-scenes operational topic only.

Accessibility Is Addressed Through Adapted Villas and Resort Ramps

Banyan Tree Mayakoba publishes a dedicated accessibility statement within its sustainability materials. The resort confirms adapted accommodation for guests with reduced mobility, with wider doors, grab bars, more generous circulation space and other room modifications.

Across the property, adaptable wheelchair ramps support movement between public areas, while an elevator in the main lobby helps connect guests with different outlets. The facilities page also lists accessible facilities as part of the resort’s core infrastructure.

Because Mayakoba is spread across lagoons, bridges, golf-cart routes and beachfront zones, travelers with specific mobility requirements should still confirm the exact accessible villa category, bathroom configuration, beach access, spa route and golf-cart boarding arrangements before travel.

Playa del Carmen Is Close, but the Riviera Maya Extends Much Further

Banyan Tree Mayakoba is approximately twenty minutes by car from downtown Playa del Carmen, where Quinta Avenida forms the city’s principal pedestrian strip of shops, restaurants and nightlife. That makes town easy to visit for an evening without requiring a full-day excursion.

The Riviera Maya extends far beyond Playa del Carmen. Cenotes, coastal reserves and Maya archaeological sites give the region a cultural and geological dimension that contrasts strongly with the controlled privacy of Mayakoba. Tulum’s cliffside ruins are roughly one hour and ten minutes away under typical conditions, while Chichén Itzá is closer to a two-and-a-half-hour drive each way.

Within Mayakoba itself, El Pueblito provides restaurants, boutiques and a mission-style chapel, while the lagoon and golf course create a destination large enough to occupy several days before a guest ever leaves the gates.

Cancún International Airport Is the Main Gateway

  • Cancún International Airport (CUN): Banyan Tree Mayakoba is approximately 48 kilometers from the airport, with the resort quoting a road transfer of about 50 minutes in normal conditions.

  • Hotel-Recommended Transfers: Banyan Tree works with a third-party transportation provider, and reservations should be arranged at least 48 hours before arrival.

  • Family Offer Transfers: Selected 2026 family offers include round-trip SUV transportation from Cancún International Airport for specific two- and three-bedroom villa categories, subject to booking dates, stay dates and occupancy limits.

  • Playa del Carmen: Downtown Playa del Carmen is approximately 11 kilometers away, with a typical road journey of about 18–20 minutes.

  • Tulum Archaeological Zone: The site is approximately 73 kilometers away and is listed by the resort at around 1 hour 10 minutes by road, making it suitable for a substantial half-day or full-day excursion.

  • Chichén Itzá: At approximately 186 kilometers away, the archaeological site requires around 2.5 hours each way and should be treated as a dedicated full-day trip.

Mayakoba Works Best When the Waterways Are Part of the Stay

Banyan Tree Mayakoba is most distinctive when the resort is experienced as more than a beach hotel. The lagoon routes, private-pool villas, Saffron’s overwater decks, El Camaleón and the mangrove landscape create a stay that is continuously moving between water, forest and coast.

The resort’s Asian heritage is visible, but it does not overwhelm the Riviera Maya setting. Mexican materials, regional food, local ecology and nearby cultural sites keep the experience grounded in place. The strongest stays use both sides of the property – quiet mornings in a lagoon villa and long afternoons by the Caribbean – rather than treating one setting as more important than the other.
